Roof Coating

Reflective elastomeric coatings for flat & low-slope roofs

A reflective elastomeric coating is one of the highest-leverage upgrades a flat or low-slope roof can get. Done right, it adds five to ten years of life to the roof, drops your AC bill in summer, and seals up the small leaks before they get serious. Done wrong, it traps water. We do it right.

How a roof coating actually works

A proper system starts with a thorough cleaning. Then any open seams, flashings, and penetrations get sealed with mesh-and-mastic. Once the surface is sound, we apply two coats of white reflective elastomeric, brushed at the details and rolled or sprayed across the field. The white reflects UV instead of soaking it up.

Who benefits most

  • Homes and shops with low-slope or flat tar-and-gravel roofs
  • Stucco homes with flat-roof additions
  • Property owners trying to push a fading roof another five to ten years
  • Anyone tired of ice-damming and minor seam leaks
  • Owners who want lower AC bills in July and August

How long the coating lasts

In Colorado, a properly applied two-coat elastomeric system typically holds up seven to ten years before needing a re-coat. The roof under it lasts longer because the coating absorbs the UV instead of the membrane. We document the work with photos and provide a written warranty on the application.
