Why elastomeric matters in Colorado
High altitude means more UV. Freeze-thaw cycles in winter open hairline cracks. The wrong paint chalks out, peels, or bridges cracks badly enough to trap water behind it. Elastomeric and high-build acrylic coatings flex with the wall, breathe properly, and reflect UV instead of absorbing it. We spec the system to match the substrate, not just the budget.
What's actually included
- Owner walk-through and full written proposal, paint brand and sheen specified
- Power-wash to remove chalk, dust, and loose material
- Hairline crack sealing and stucco patch repair as needed
- Block-and-mask of all trim, windows, doors, and landscape
- Tinted bonding primer where the substrate calls for it
- Two coats of premium elastomeric or acrylic, sprayed and back-rolled
- Final walk-through with the homeowner before payment
- 12-year written warranty on the exterior coating
How long it takes
A typical single-family Colorado Springs home takes three to five working days, weather permitting. Larger homes, multi-color trim, or full color changes can extend a day or two. We schedule around the temperature and humidity windows that the coating manufacturer specifies, because cure quality matters more than calendar speed.
